Remember that for an investment property you’re not house hacking, you’re looking at at least 15% down (single family) with conventional financing. 32% DTI isn’t bad, but of course the lower the better.

Just because its a VA loan shouldn't / doens't change much...VA loans remember allow for 100% financing. 

Look at LPG...Jack Bosch.....I've never taken their course, but seem like good people and from what I remember not the typical guru trying to take $25,000-$50,000 from you to teach you how to do it.   

I don't remember what the options are, since I stopped after they said that you tell them you will pay their taxes, submit it to your department to approve it, then tell them they're not approved.
