It's not like I can't figure it out but why re-invent the wheel, right?

The goal wasn’t to reinvent the wheel, only improve on it.

Before I re-invent the wheel, has anyone come across some great spreadsheets (or spreadsheet templates) that can be used to quickly analyze a deal and project future cash flow with reasonable inputs for vacancy rates, appreciation, etc.?

I used to volunteer teaching classes to people who were facing challenges in finding housing due to their past history.My advice to a person with negative history is to re-frame it in their mind, boost their self-esteem, and present themselves as renters who have learned from their mistakes and have reinvented themselves as responsible and law-abiding. 

But rather than re-invent the wheel, I thought I'd check with others here on BP who are no doubt already using them.Thanks.

Do you feel you reinvented the wheel or followed the advise from established pros.

My hubby is retired now but I have been involved in all areas of real estate - flipping, holding, new home sales, multi-family rentals.........Now I've decided it's time to get my Real Estate Salesperson license so I can cater to those investors who need real estate people and don't want to have to "reinvent" the wheel with explanations.Just wanted to introduce myself.

There is no need to re-invent the wheel or to make life more complicated when you are just starting out.
