California real estate purchase agreement

Anyone have a California real estate purchase agreement form that they are using/like and are willing to share? Bonus points if it's fairly simple.

I've searched online but haven't found anything that I really like. If nothing else, I may just make up my own. But rather than re-invent the wheel, I thought I'd check with others here on BP who are no doubt already using them.
