In my experience when it gets this far usually the tenant is long gone and leaves a dirty mattress and couch behind along with a refrigerator full of old food.

So far in July I've replaced 3 water heaters, an entire roof, a flat roof over a porch, an A/C system, a dishwasher, a refrigerator, plus the normal service calls for smaller items (faucets, a/c service calls, leaking pipes, etc).

Kitchen basic maple cabinets (oven, gas stove, dishwasher, disposal, microwave, refrigerator :: no preference on white, black or stainless steel) all basic material.

When we first bought the place she was complaining the refrigerator was loud. 

We bought a refrigerator online, and paid extra to ensure it would be delivered into the house.

KujtimLooks to me like your maintenance might be a bit low....if a refrigerator goes out your maintenance budget is shot.
