People that are lazy or tend to do the minimum successful people generally put little time into them as they see the herd mentality.If you are getting into real estate only for the dream of making money it is the wrong reason.

Renting rooms can be lucrative but it is a major cat herding proposition and you are renting to people with many times no better options,  so expect constant drama and only consider this if property is close to a college/university or some other major institution that attracts a lot of transient attendees/employees, like maybe a hospital. 

I have herd alot from people on OH and OKC lately. after that it will be financing. we have ~10K and great credit, but thats it. however i am more optimistic about the money right now. going to look for notes, seller financing, partner, or hard money.

Unfortunately, they have to cull the herds regularly to keep them from over-populating.

Most folks follow the herd, everyone is buying so now must be a good time.

I’ve herd of people getting their loans recalled back at a moments notice.I’m just very cautious.

I have taken advantage of the stock market and housing market when the herd took trillions out of the market, I bought.  

Get the herd to change behavior. 

Would it be a mistake to rent to people with a herd of canines or lower the fee?
