Which have converted quicker?

Point being - that $400 a month will disappear a lot quicker than you realize, and I would assume even faster on a house that price. 

However once they open up that will be virtual so it should be quicker than usual I would expect.

@Kristyn Grimes metal and salt don’t mix… some HVACs have a tendency to go a little quicker but not always the case, some get lucky

Process w/ DSCR lenders (aka non-bank lenders, investment property lenders) is much quicker than w/ banks and the requirements are much less stringent.

Other investors want to pay off the mortgage quicker and have more equity in the deal.

Because of this I have mostly been finding buy and hold properties with tenants in place that need little to no work, which is fine with me, but obviously a good BRRR has a quicker path to the next property.I'm just looking for some feedback on a good way for a new investor to handle this scenario. 

A college student looking to get in the game early I'm saving up to get my first rental but I want to give private money a shot to get it done quicker, but then again with this market I also feel I should wait.
