Brendon congrats on the purchase.To my knowledge and from experience you should charge late fees if they're late on their portion. 

Before you build a pipeline you have to get your experience in sales conversion and knowing how to find the right product for any client you may encounter. 

Buying a single-family home (SFDU) and renting a portion to him is likely the simplest and most immediate path.

Deal fell apart as the condo board wanted to talk to the investor before allowing the sale.
