When we do the construction loan, we'll take the cost you paid for your lot, your soft costs (plans, permits, property prep, etc) and add it to the build costs (keep in mind, we'll make sure those amounts are fluffed and that they make sense).

When planning the rehab work, make sure you understand the extent of work required for each unit, including material, labor, and permit expenses.

Essentially all of the planning, permitting and projections ready to prepare the project for development and then sell the property with the additional 12 unit entitlement to a more seasoned or experienced developer.

You must also make sure there are no un permitted rooms/ADUs with this style of renting. 

I've heard that Howard county allows building and renting out ADUs, but the permitting and becoming a landlord process can be a pain.Looks like Anne Arundel allows building ADUs and renting out short-term (but not long-term?)

Beyond that, most self storage only being 8 1/2 foot tall or so wide, a 10 x 30 or 10 x 40 storage unit can't handle RV's and boats.Recreation areas/cheaper land:  The way you beat your competition is to build closer to the Recreation areas or on routes to them, from the populations.
