I haven't mentioned the clause yet and they're still pushing back, saying they're med residents with busy schedules and I didn't give them enough notice.

The Med Center area is actually where I have been focusing, but it seems like prices are high enough there to make it difficult to make the numbers work well unless I do a rehab.

Running the numbers, it may make sense in the next years, especially if we can market to grad and med students who will stay for a few years.Good questions to think about here, thanks for your input!

Light rehab $ 10/sf  Med rehab $25/sf  Major rehab $35/sf   Gut rehab   $ 60/sf .

I am currently in med school and don't have as much time put into real estate as I would like(i.e. direct mail campains, driving for dollars, ect.), but I do have $$$.
