No way that business model works.Please tear it apart and note either the weak points in the discussion or items not addressed.We are done growing, but man you're in a great spot.

Zero in 2024 in Huntsville - which is precisely why we bought zero LTRs in 2024 locally (bought one out of state, and bought a local flip property and one small local commercial property - slowest year since I started REI in 2017). 

Full security deposit for a three month MTR is causing me to lose business and I need an alternative! 

As always, DYOR (Do Your Own Research) The area has a mix of stable, long-term residents and rental demand—especially with Section 8 tenants—but it does vary block-by-block.Key things to consider are Rental Demand, Property Condition and Management (a local property manager can help navigate tenant screening and city requirements)It’s not as bad as the headlines make it seem, but success here depends on buying right and the right property manager.

Doable if you lean on local boots-on-the-ground (realtors, PMs) and avoid another Cahokia overprice trap.

Otherwise, if you know any local realtors they can also help see what market rents look like in the area.
