Also, are you trying to avoid one with an ice maker--potential here for additional maintenance if any issues arise.I've had Whirlpool, Samsung, Frigidaire in properties without any issues.Make sure you're aware of what the manufacturer warranty covers things such as parts, labor, and compressor.  

Then, take additional distributions quarterly if the business is profitable.

In addition to my surrounding area of Bridgeport, I am also open to looking in New Haven County, Middlesex, and Hartford as well as an out of state market (Detroit, MI). 

Although I still think conventional is the better option, I wouldn't put 20% down if I didn't have to, unless you know you'll live in/own the house long enough to recoup that additional $. 

okay @Brandon Battle Could I just add it to the contract as a contingency clause to get permits for basement bathroom?

@Trent Reeve completely agree, but I'm hoping this helps some operators start thinking about what they could offer additionally to keep boosting their revenue.
