As an example, in our area, we could get you a single-zone installed for as little as $1,339 for a 12,000 BTU system and about $1,950 for a 24,000 BTU system.As far as dependability goes, mini splits can last 20 or more years as well. 

But as far as bookkeeping and reporting goes, QBO will do the job.

As far as I know, you should be able to pay down the principle amount without any penalties. 

As far as buying more I don't know what to do yet.

There are debt to income ratios to be concerned about as far as buying properties - but that will depend on your income and other debts.  

It is so nice to have one trusted place to go for information, resources and advice.

I don't know what they put in as far as repairs, though.

I am based out of CT and am aware that each state legislation is different as far as time to claim proceeds/process to  do so. 

Nothing changes as far as claims are concerned, in case of a claim the payment will be made to me as the owner. 

We even created a 'sight unseen' addendum to be included with every lease so tenants know that unless they asked for contingencies [ie: repaint entire home] the home is as-is, so they should not expect a freshly painted property unless they asked for it prior to signing the lease.
