I'm in my mid-20s and have become interested in real estate investing through my main passion of financial independence.

I do have a lot of "roundabout" knowledge of real estate because I've listened and read many hundreds of hours' worth of financial independence podcasts and books.

I purchased in Independence, MO in 2015 and have seen good appreciation in the last 3 years, and it's been fully occupied by the same tenant for 3 years now. 

All markets are independent for sure, but overall prices are going up becuase after 10 years of rediculous good economy far more people have the ability to invest.

While I'm quite young and not worried about "early retirement", financial independence is definitely the end goal and the freedom it provides. 

I would try to get comps from a broker (independent to the selling one) and verify all information from multiple sources.

We are a rare and independent bunch of realists that succeed at landlording.

Been reading numerous personal finance books and lurking BP for a few months now, but the savings are finally shaping up, so I've decided to take it more seriously :) I'm a recent college grad from the bay area who's been in industry for about 1-2 years now and I'm really interested in setting up a positive, reliable cashflow for myself to reach financial independence.

Any contacts/referrals for CPAs or Lawyers in the Kansas City/Independence are would also be greatly appreciated.  

The roof, I’m not sure if it’s bad, but will payout of my own pocket for an independent inspection But the standard Minnesota c4d gives the seller soooooo..... many ways for the owner to “screw me” out of repairs and legal fees paid to him for repairs.
