But this is generally directed at bringing businesses with employees into the area and to a small degree, owner-occupy buyers, like police, nurses and teachers.

These deals all have varying degrees of equity (flip, lease purchase opportunities), and are already under contract with assignment rights (little competition to those who can act quick) when they are introduced to me.

Though they follow general guidelines for a lease each is different and written to meet the needs of the landlord (and to a lesser degree, the tenant).

I think my total loss has been 30K, not to mention the 6K a month I was clearing before hiring them.I consider it my masters degree in real estate.
