In some cases you can get banks to do the refi sooner if you have a very good LTV, and cash flow. 

Over the last couple years I have gotten very interested in investing (mostly the stock market up till now), unfortunately it wasn’t sooner in life but hind sight is 20/20 suppose.

If everyone one could learn to live below their means, buy assets, shy away from instant gratification and have a little more financial discipline  we could all exit the rat race sooner than later.

Sooner or later, inventory will catch up with demand or other economic factors will level it off.

@Craig Curelop ya I think we could definitely move to another hack sooner than 5-7 years, but I think the wife might be looking at using the money saved and purchasing that forever home.

I only wish I would have found Bigger Pockets sooner, there is so much I could have done the last 10 years.  

Equally sad and equally not your responsibility.It's a heart wrenching decision, but one that I think needs to happen sooner than later.My recommendation? 

I decided that either way I needed to at least try because doing nothing wasn't going to help me retire any sooner than 67 years old and that wasn't a pleasant thought. 

Necessity is the mother of invention, I wish I had done this sooner. 

They have pools, gyms, dog parks and a "study area" but they don't have jungle gyms, slides etc.
