Also, I'm not sure what other assets your parents own and the size of their estate, but there is a major change coming to estate tax laws in 2026, that depending on the size of their estate, gifting may be something to consider while the exemptions are high, which comes with its own sets of pros/cons.

I personally also factor in a location where it is easy to have someone that help me remotely source the deal, rehab it and then manage the property all under one shop.

Most of our shopping is done on Wayfair and amazon, however we like Poly and Bark for furniture and other sites or local stores if we want to really focus on one or two areas of the house that will be the first couple photos to stand out online.

As one from a different position, I would keep the $300k in a high yield account and continue to shop for distressed properties in the same HCL areas and the utilize the $300k as a downpayment, rehab cost, etc for one deal.
