Six months ago, I was introduced to Brandon Turner and the Bigger Pockets podcast and it has transformed my motivations, goals, and really my life.

When calling around and seeking apt rental information, I came across a realtor who seemed very genuine and helpful. 

I've read through everything on this thread and just want to offer my genuine advice having been working through our project for almost a year and a half and being a few steps ahead of you, please don't take any of this as negative, my intent is to be helpful.

I am decreasing it to genuine now.

Make sure to check with the utility companies and get cost estimates from them for availability, fees, hookup charges, transformer and power line/power pole locations or relocation requirements, water, sewer,gas, cable etc You will need ball park cost estimates from site work contractors for site work, roads, installation of utility lines etc.

This "buyer" is NOT A GENUINE BUYER.

We both have strong local ties and care about the town and genuinely want to do what's best for the community, and self storage appears the only thing feasible for development on the property except warehouse space.
