If you can gift that to your daughter she should be able to have a low enough monthly payment to afford a home, especially if she buys a duplex and rents out the other half. 

Granite countertops or quartz countertops aren’t really a thing where I’m at for rentals unless it’s high end which is easily $1000 more per month and out of the price Range of most people so we have a favorite in stock countertop from each box store that we use which generally with all the parts and pieces never runs us more than about $150.

When I have had this situation, I communicate well expressing the urgency on my part, provide access to another unit (if I have a vacancy nearby), and may give them a gift card or something for their trouble.
