Hello,A job relocation to San Francisco CA early this year is making me ponder if I should be selling my owner occupied duplex in Jersey City and buy something in Berkeley CA due to its proximity to San Francisco and has some fairly decent schools  for my kids and also UC Berkeley .The low  2.5% interest rate on the Jersey City property turned into a golden chain but I think I am done with managing tenants and property and would like to get more into an Equity play.

So some grey area on what you may find reasonable and what perhaps some hopeful tenants find reasonable and be sure to not violate any fair housing law in setting occupancy standards, but I generally think most renters are reasonable on if 3 adults, they are looking for a 2 or 3 bed rental and not a studio.

You will find many resource here that are more than willing to help you out with just about anything.I am a broker on the lending side of things and have a fairly solid presence in TX. 

Or you can offer to pay what’s fair based on local rates for work done so far, making it clear this wasn’t the price you expected.I already have local rates with the other plumbers bid that was basically the same thing.

I know its expensive but you will be well protected :)Or you save a lot of money and be better protected by doing this consistently and well:-carry appropriate types and amounts of insurance-sign contracts with indemnification provisions- obtain all necessary licenses and permits to operate your business-ensure all vendors/contractors are licensed and insured and list you as additional insured-sign well drafted and fair leases and be a responsive landlord -be an active owner or hire an active PM  who avoids or at worse timely eliminates premises liability exposure The strategies you often read about are sold by alarmist asset protection companies who fail to disclose how impractical they are.

Hey everyone,Fairly new to real estate investing and I was wondering, what ways have you found the most successful in finding off market deals?

Looks fairly similar to some communities I know of on that side of town. 

How much is fair?

Word to the wise- find fair contractors and vendors, pay them fairly, pay them fast and treat them well.

Not much in a bunch of cases.
