Also I would talk with those that install systems they usually have a good feel for areas and maybe will do an onsite inspection.for me if just vacant land and all i need to do is dig a 3 foot hole to get soil samples I am going to just do that. 

MLS usually get's you the highest price but you need to account for the higher closing costs.

I only invest in A and  B areas  that usually makes renting some what easy .Having rentals loaned out to the wazoo can cause a lot of stress on owners to rent out immediately  .If the market softens up winter etc...

A pool can be a big liability, but can also be a bonus for the right tenant that is willing to pay extra for that amenity.

Hi Paul,The main risk with buying a wholesale property is that they're usually sold as-is with no contingencies.

Of course the goal should be on the first page by anytime but that is usually bad ROI since the price is the biggest factor on the rank.

Simultaneous to that, negotiate price reductions to the greatest extent possible because of this extra cost you are incurring.
