@Jim GoebelThank you very much for sharing your perspective, your thoughts are very useful for me, I have a little break from managing everyday issues, so I was thinking to make some decisions on who is responsible for  working fire detectors, what company to hire to check detectors and other safety issues, I am going to sign an addendum/reminder that people would not use basements as a bedroom if there are no 2 exits. 

The amount of information available can be overwhelming but I try to learn something every day.

Should be, but your language is a bit less than precise* so good to check on the details with a professional (*not at all unusual or surprising as most peopled don't do this every day).

It seems challenging to do that now as there are so many posts every day and so many users.Some things I've wondered:I have keyword alerts, but maybe they're not specific enough? 

If you don't you can end up on an island and that's not where I want to be, I want as much guidance as I can get from professionals who do this everyday

I have the pay version and it is useful for me since I use it everyday for myself or other investors.  

I have set about  7~8 searchs on Ziprealty, and OMG, so many new listings lately... The price/SF is dropping pretty fast too.....I am thinking RE market is REALLY turning the corner now.....

I drive a 10 year old car, and my couch is almost 20 years old and I get to walk my six year old son to school every day.

I have received much interest, and decided to just have an open house for a few hours to show the place to prospective tenants and collect applications, rather than trying to meet with individuals one by one (so I'm not driving across town everyday for a showing and dealing with people who are no longer interested, not qualified, or don't show up at all).
