My take is this: this is probably just going to be a part of accepting money electronically through a no-fee setup.

They still are waiting for some action from the feds.At one point, the IRS was accepting their payments (payroll taxes) in cash, but was imposing a penalty for not paying electronically.  

Most records should be electronic like your QB files or Quicken files, and scanned pdfs. 

Currently I collect a check from my sole rental but would like to offer electronic payments as well.The main issue I have is trying to find a system or practice that does not allow a customer (tenant) to reverse a fund after payment is made.

Looks like the borrower got the mortgage from Countrywide, then the mortgage was sold to M&T, and the borrower will be paying thru M&T.Now there's MERS mentioned in there, and apparently, it's an online electronic service setup among banks to trade their mortgages.
