The tax exclusion possibility goes away in 11/2026, and I think rents are going to soften (they have recently, but we locked in a 2-year lease at what may turn out to be the peak).

With a 1031 exchange I get to defer any capital gains taxes but the downside is the investment is locked into another real estate property assuming I can find something suitable within the 1031 exchange timelines.
