The dirt basement and there being a dwelling down there is concerning, for sure.

@Kristen Ray - get a good general liability policy on top of any dwelling coverage you get for properties your LLC owns. 

I wouldn't modify a dwelling unless it made sense, not at the request of a renter.I would not add it to the lease.

I think we're going to shop at habitat for humanity for replacement doors and go with 6-panel throughout the place.

Do I run into issues if I / myself can't get the dwelling ready for the listed date?

There are many factors to consider when transitioning from "smoking allowed" to "smoking prohibited", the biggest one being the human element. 

Something else to consider with units over 4 bedrooms is that Minneapolis has a limit of 4 unrelated people per dwelling.

It is difficult to be a successful landlord if you can't read people, because credit reports and income verification doesn't tell you anything about how much of a PITA the tenant is going to be or how reasonable they will behave as a human being.

My question falls on insurance for the Dwelling - should this cover the entire appraised value of the house?
