They can go out and not survive full lease term and then with (tenant improvements, lost rent downtime, attorney lease up costs, and any leasing commissions from a tenant broker) the cost can be many hundreds of thousands of dollars.I have been doing this about 20 years and have reviewed tons of properties.

The house itself is in a very good area (it held it's value even during this down time) and I can definitely foresee it as an appreciating asset in the next 10 years.But, right now, rents in this area will not cover the mortgage and insurance.

In your down time of studying like crazy for your real estate license take the time to listen to the audio book millionaire --you can always buy it but I'm sure your eyes will be googly eyes after so much reading and rereading of license laws and statute-- real estate investor it's on YouTube for $FREE.99

Our students are generally on board for two to three years (two if they have done the fraternity/sorority stuff, three if not), and we do 12 month leases so Summers are not down time as far as income is concerned, but the properties are usually more or less empty for those months so less wear and tear and lower utilities.So, bottom line, as with any other type of real estate investment, research your local market to see what the trends are.
