Lee, not unusual to define deficiencies during your inspection contingency period, however large discrepancies in scope and condition may be cause to rethink the relationship, as ultimately this is a marriage.

SO that was a cost I had to considerNOT TO MENTION: all kinds of discrepancies on LEASE ITEMS.I talked to all the TENANT and we negotiated a NEW 3-5 yr lease prior to closing. at closing the existing leases were assigned to me, and I went to all the tenants after closing to sign our NEW leases. 

That being said, because of the variance in the market you are much more likely to find a pricing discrepancy. 

So if you look at market data, get comparable nightly rates and times that by the occupancy rate (with a discrepancy factor) to get an estimated monthly or yearly income.

The tax lien is so huge that they have to bring money to the table to close it.At this point in time I don’t really care if I don’t close the property, but I feel that the seller agent acted dishonestly and lied / tried to hide the title discrepancies and lien issues.

Plus a complete breakdown of any discrepancies identified in the Cash Flow analysis.
