Repairing water damage and fixing broken items is the bear minimum for a landlord.

In public records was it ever assigned or were you ever notified of a transferOnce you find the lender I would reach out to them directlyI would also get an attorney involved in the state and potentially seek legal action and see if there are also trebled damages as well.Was the loan already paid off?

Same vein for "Social Security Records' initial post too - I would move to another lender - DSCR Loans are standardized enough between lenders (probably around ~90%) so at best these are mild stretched truths but in my mind do a lot of damage to the industry and investors/borrowers because it creates confusion and uncertainty 

Not looking so much for damage to the rentals, but to cover injuries should someone get hurt on the property.

So I’ve since blocked off the third floor on one side and rented it as a 1 BR for now. but when the other side leaves eventually I’m starting to lean towards raising the ground grade 28” so that the total drop is less than 20’and then I’ll knock down some walls and make the whole 3rd floor attached only to that last unit so that the whole area can use the stairs and that window as second egress. 

Upper Unit got broken in and they stole the new hotwater heater, new appliances, and air conditioner..... damage flooded upstairs and downstairs units.4.

I found all sorts of things to reference for an eviction including excessive damage to the property, signs of an animal, lack of yard maintenance, oil spill on driveway, smoke detectors removed, the unit smelled of smoke, appliances that came with the unit moved off site ect... 

It’s obviously leaning heavily and one already fell and damaged property.
