Both attics are pretty "clean", except there is evidence of a squirrel (crap) in my tenants attic, BUT no smell of anything dead, AND no swarms of flies in the attics.

If you buy it for $120,000 it's a crap deal.

It will have all the needed CA disclosures and such as well.The advice of "get it under contract" is guru crap, don't listen to it.

You've got to bite the bullet and utilize the legal process to remove the piece of crap from your home.

Pay an attorney to deal with all that crap and you will get your tenant out much faster and actually save hundreds or thousands of dollars.When I evict a tenant I don't worry about the situation for one minute.
