- FYI: it's only illegal to try to rent it out, the property owner can usually legally live in a nonconforming basement unit.If you do all this you may still negatively cashflow each month, so make sure your income can cover and/or your cash reserves. If you do this successfully, you will learn more in 1-2 years than you would reading here on BP for 5+ years:)Good luck:)

Mark Taggart-Perez First time home buyer in Northern Virginia

I plan to stay in this general area for at least the next 20 years and think buying real estate would be a great way to diversify my investment portfolio. So in almost any scenario you will come ahead buying vs renting over twenty years probably well less than half of that, but the investment you are making is a long term investment you probably won’t be able to leave after a year or two and rent for more than your mortgage, I’d really think about where you want to live medium-long term, than any investment metric, because the longer you stay the better the investment looks, and if you can move out sooner great, but I’d guess at minimum you’d have to stay 5 years before rents would catch up to your mortgage.

Jeremy Beland The Unexpected Deal – Why Wholesalers Overlook Profitable Opportunities
16 February 2025 | 3 replies
Jeremy, I hope you don’t take this badly…..I noticed your posts don’t get much “traction” The reason is they read like slick marketing “puff” pieces you find posted on LinkedIn all the time, rather than personally engaged discussions, If you want significant engagement, just write something out, and don’t even “edit” it, just go with the first draft, giving the effect like a personal conversation with someone.
