Fix and Flips are different, you are running more of a product based business and needs to be tracked a different way, that one is more of 2 hours a month/flip to make sure we are classifying it correctly and tracking it as a project. 

I know these aren't products on the shelf, but I have definitely seen off market quadplexes in North Miami with a cap rate of 6-7.5%+ turnkey. 3-5% is what SFH are renting for in this area, I have been looking at the inventory for a while.

Hi Jaylin, There are many investor loan products with flexible underwriting guidelines available for buyers. 

They have never pitched or tried to push any of their products on me or anyone else in the group.
