@Brian Pulaski Don't worry those numbers are completely inaccurate...nobody can do a full permitted roof replacement with all materials and all labor by a licensed professional for a $150 a square...impossible unless you are getting the materials for free..240 a square would be like the deal of the century and 300 a square is the norm.

If the house is newer, then the need for a water heater, new roof, new driveway, new HVAC, windows, appliances, new plumbing, or new electrical systems would be markedly lower than that of a property built somewhere in the middle of the last century.
