Hi all - I'm beginning the process of a remodel of a condo - specifically removing the drop/suspended ceiling to convert it into having more of a loft feel with exposed pipes, vents, etc.

Ugh.Goals for the rest of the week include completing demo and washing all ceilings and walls to prepare to BIN the entire house, though the orange and yellow nicotine-coated drywall provides quite the seasonal glow.

All the walls & ceilings had one coat of KILZ primer to hide the disgusting drywall of the past 15 years.Given the higher rent we were asking my wife simply laid out the plans we had for it & they took it paying 1st, last & security.

BathroomThe receptacle on the east wall of the front room tested as having reverse polarity.GARAGEIPMC 604.3 - The taped wire connections on the ceiling must be in a junction box.The receptacle must have GFCI protection.IPMC 703.1 - All openings and pipe penetrations in the ceiling and around the perimeter of the ceiling must be sealed with fire rated material.I find it hard to find someone to take care of these.

It was a cash sale, but I insisted they put in an appraisal contingency, as this was a newer house (14' ceilings, 10 year old house) as compared to the rest of the development being mostly 30 year old house, 8' ceilings, etc. and knew there were no comparable comp.s to use.

That brings your cost per Sf to $-10 dollars (depending on material- 12x12 granite is about $5 or less) you use 2 square and make your cuts at the ends where they will be covered by trim- real ez.And the lighting is usually ceiling fans from walmart in the bedrms -about 30 bucks each.I usually get over market rent for these simple upgradesGood Luck.
