Sometimes the trailers I buy do still have titles on them, in which case we either have the seller cancel the title with the DMV before we close, or we have them sign the title into our name, and then we cancel the title ourselves.

Just keep in mind that using that emergency fund to buy your next property and having tapped a HELOC already may leave you in a bad spot if you run into a similar problem again.Also, I’m not 100% sure, but I have heard that personal loans don’t your credit more so than other types of debt so be sure you look into that if you go the personal loans route and then planned to finance your next purchase soon after.

I already have a hand shake deal on the next property, another duplex, that I will buy come summer time.  

Buy in an area you want to live and renting to the people you want to rent to.

Do you want to be solving tenant issues, buying properties, problems at work, etc. 

If you're looking to buy bigger buildings that's another ball game altogether.My advice: what investing do you feel most confident and excited about?

Don't buy those types of homes, they will take a long time and not sell for what you were thinking it would sell for! 

You buy investments and everything goes well, so you sit back on your laurels thinking this is a pretty easy gig.

You are (older/retired) and could benefit from house hacking and buying a duplex, or renting a room.

Ignore seller finance for a second...Can you buy a house, put 20% down...yes.
