I have been in many a home as bad as your pics but these last two stunk so bad I simply could not go in without a bunny suit... and we wont' clean them just bulldoze them will all the garbage and treasures in them.. we still have to test for asbestos  those poor guys  LOLone of the houses the old owner dismantled a chevy took it into the basement and put it back together so there is a fully assembled chevy in the basement I will need a crane to lift it out..

It's cheaper and faster, can be done to look not terribly out of place, but can also be done shoddily enough to allow water to get down into the wall assembly.

Appliances were bought used, but in excellent condition: total $410 including fridge, stove, micro, dw (Craigslist, Lowes scratch n dent, etc).Cabinets were hardwood, you assemble $400Kitchen sink and faucet from Ikea $75This was a basement apartment that ended up being very popular, hardly a vacancy in 7 years.

I have enough saved for a 20% downpayment on a 100000 multifamily property. i dont feel quite ready to go at it alone, but if i research till im ready ill neva start. so im looking for an ambitious partner/mentor with previous investing experience (hopefully we could form a LLC). im also looking to assemble my team of real estate lawyers, contractors, agents etc. any way i intend to continue doing my research and looking through atleast 100 properties in baltimore maryland to find my deal. id appeciate any advice, encourgement or networking opportunities. thank you

In fact many if not most manufacturers use the same assembly lines for either or so you'll generally find little difference between the two other than one is built on a steel "Mainframe Chasis" and delivered to the site behind a "Totter"  while the other is built without the steel mainframe and delivered to the site on a low boy then craned or rolled onto a poured in place stem wall foundation and footing.
