That's a good point, and I think it gets to the broader point of the purpose of the PPM.

I understand broader trends indicate a cool-down, but according to the number this remains a solid market. 

It helped act as a stabilizer for the broader economy as well as businesses by incentivizing employers to keep their staff employed by offering them a tax credit for doing so.

This can help attract more guests and promote your rental to a broader audience.

And then you get into broader portfolio theory: how much of that net worth should be tied to real estate, versus stocks, bonds, private equity, venture capital, etc.If the last three years of these forums are any indication, there are a lot of people that are over concentrated in value-add multifamily.  

It wasn't entirely clear why... but from what I gathered, the theory was that it was better for demonstrating a separation of concerns between you and the LLC, and part of a broader strategy to prevent piercing the veil. 

As Russel hinted at when mentioning his friend Marc, FHA approval means a broader pool of potential buyers, which means more people to bid, more significant bidding wars, etc, which will tend to drive values up (the inverse is also true, nothing kills values in a condo development faster than NO ONE being able to get ANY vanilla mortgage on it, which happens when the HOA leadership totally drops the ball). 

I also use "keeping current matters" to help keep me updated with broader real estate trends and data.

I applaud your enthusiasm for wanting to get into the game, but I think you need to take a broader look at your situation and assess whether you are ready to jump in yet.  

As Bill noted, there is a lot broader set of motivations in these deals, and as such the price someone is willing to pay typically makes no sense to a fairly sophisticated buyer.
