Pete after talking with the City was that the only equivalent is a bed and breakfast which must be in commercial zoning, requires the owner to live on the premises, and has a lot of other permitting/code requirements.  

Is it breakfast,lunch,or dinner?

I use AirBnB also but it doesn't make me any significant money compared to Homeaway & VRBO.My customers are not looking to book a room at a (BnB) Bed and Breakfast.

@Boe Bishop gotcha, well when you are ready to move down here or invest in the Tyler area I could give you some good contacts, I know a few other people in different investing niches down here, and my biggest tip would be to stay at the "Rosevine Inn Bed & Breakfast" for at least 1 day and meet the owners Burt and Rebecca.

Bought a house, bought 2 more, bought another, had 3 renos going at once by January(I couldn't believe that's possible) sold those while acquiring another 6, had 6 renos going at once by March ( made 3 seem like a cake walk), wholesaled one, flipped the other 5, and bought another 7, including a sweet old bed and breakfast on 4 acres near the beach (That one is for fun and hopefully a good air bnb).

Other than the U.S. try to guess the other two countries...1) This country sells milk in the grocery store in strange plastic pouches2) This oil rich country bans the sale of bacon in grocery stores.

Myself and a fellow investor were talking about this exact issue this morning over breakfast; at the end of the day, we call ourselves investors, but we are really just gamblers with a 6 figure betting habit.

@Scott Trench 1) I want to reduce eating out because I spend probably $10-$15 a day at eating junk food at work for breakfast and lunch when I could make a weeks worth of healthy food in an hour or two on the weekend and freeze it.
