Look I’m not advocating  he take six muscular biker friends over there to hit them over the head with baseball bats  lol I’m saying he should go there not alone for his own protection  especially if these fellas are as bad as he’s saying  and also it helps to have witnesses. 

This reminds me of all the unethical straw buyers and all sorts of crap I witnessed back in 2006.

At the end of the day, it's their decision to stay or move but you're missing out on a lot of money by not raising their rent to the full market rate so even if they decide to move it could be a blessing in disguise. 

Your resident manager is either a blessing or a total curse in this scenario...............if he/she is inherited you might just arbitrarily have to put someone new in that spot-the temptation is pretty strong from how I imagine rents are being collected and reported. 

May be a blessing in disguise you weren't able to equity strip more.
