Look at listed propeties, open houses, FSBO, Wholesale deals, at location auctions, other investors properties etc.

I've been to the court house auction once but was disappointed at the prices and most of the over 100k houses got pulled.

Finally got the Deed to our property issued last week (auction was 6/13) so a few days ago I headed down to Jax to find out who was living/not living there, and got some pics-did miss one small room but that's because we took the discussion outside and did not capture it. 

If you buy at auction, make sure to do a title search beforehand (ask a title company, should cost a little).

Go to your local recorders office, pull all the properties that have a notice of trustee sale filed (going to auction soon), find the ones with enough equity in them and door knock.
