These people interact with investors and landlords regularly, and if these Realtors trust you are good at PM, and that you only do PM, they will be likely to refer you business. 

The interaction and entry of the guests, and marketing can easily be done remotely with keypads and various rental software platforms.

The problem you are concerned about is how the two policies would interact in a claim. 

What happens if you get into the house and the rehab needed is larger than you originally anticipated?

If it's the former, still househack unless you're investing in one of the better growing areas that you anticipate large growth in and can view yourself as a speculator. 

With the drop in interest rates and the easing of the Fed's interest rate policies, there's an anticipation of a more favorable lending environment which allows investors and home buyers to be more considerate of buying properties.

In that case you already did them a favor by letting them use it.I never anticipate rent increases 2 years out because I have been able to increase rents by 10-20% some years.
