Are the adults acting like kids who have not learn how to get along?  

Sorry, recent college grad / "Just became an adult" question here! 

Hi all,I have been listening to the podcast for about a month and have been lurking for about 2-3 weeks now and finally wanted to take a minute for introductions.I have been interested in real estate most of my adult life. 

As a young adult, I see this a great opportunity to begin my investing business with lots of time on my hands before the responsibilities of a family and kids.Ultimately, I want to invest in multi-unit apartment complexes, but realize that I have to start somewhere smaller.

Great opportunity for networking with a cold beer or other adult beverage, real laid back.

I am not a marriage councilor, a quick cash business, bank, humane society etc etc.I say all this to make the point------- Have a lease    Stick to it       Be firm     Don't make concessions     It's an agreement/contract       Hold them accountable     They are an adult      Don't accept a reduced rent because you feel bad for them - this is a business not a charity.Because you accepted some sort of payment of rent you may not be able to count this month as violating the lease on the rent amount - you will have to check state and local laws.On the pet provision that was broken, you should be able to give them a 30 day vacate notice for violating the lease agreement.

As a young adult, I lived in my car for a while. 

They are harder to keep filled, harder to comp, harder to sell, and you are an adult babysitter!

It was tough to comp out since it was in an adult community and values were all over the place.

The process server makes one attempt to serve the papers on an adult at the premises, if nobody is there, he tapes a copy to the door, and mails the papers via regular mail within 24 hours.
