I admire that you want to help your best friend become more profitable by reducing his costs, but surely you would want him to make more money for himself when he does that.

I play in the same sandbox as @Jay Hinrichs and really admire the work he does.

@Stephen Dispensa admire your posting of all this, but you're just, "reinventing the wheel".

Comment on a post of theirs here and there throughout 2 weeks then message them directly , mention the good things you seem them doing , admiration and that you'd like shawdow them or pick their brain a bit with a perk of buying them lunch or something.

I admire focus such as yours showing itself at such an early ageToday you can research  upscale brokerages to great depths and should as a the right brokerage is key to accelerated success.

I would advise you that one property per year, albeit an admirable goal, shouldn't push you to buy properties just to tick the box if they don't make financial sense.

It's completely normal to face challenges along the way, and I ADMIRE your positive mindset in seeking new opportunities and knowledge.
