I am wondering how about do the eviction after the decision of the lawsuit, then my own attorney will have more acknowledge of the case, then the eviction will be fast and cost less?

In fact, I would go the other way IF you have tenants that purchase their own appliances,  have them acknowledge that your are specifically NOT responsible for provision of utilities like electricity.
