More importantly, volatility has driven up the delta between the Federal Funds Rate and 10-year Treasury rates and between 10-year Treasury rates and MBS rates.With the inflation numbers looking better last month (again, artificial, but that’s what people think), we're already seeing lower volatility and a drop in these deltas, resulting in lower mortgage rates.

  ( Its 3 years and the deadline for filing of the third year. )And if you don't file by April 15, 2015, less than a month away, the money goes into the US Treasury and is lost to the Taxpayer forever and cannot be recovered even if a 2011 Tax Return is eventually filed.Consider this a PSA ( Public Service Announcement ) and if you haven't filed your 2011 return and don't file by April 15, 2015, and every other Taxpayer want to thank you for your gift to the US Treasury, dunkerhead!

I know it is not that simple because you can factor in principle pay down and potential appreciation in for return but strictly from a cash-on-cash return that's not a whole heck of a lot of a return for something that is not as liquid or that much better than the current (2/4/2020) risk-free rate on a 3 month US treasury bond yielding 1.57%.

Would a counterargument be, though, that if you have $100k of equity in a building, if it pays you $1k in steady income, that 1% return, although steady, isn't a good return and you'd be better off selling your position (if possible) and buying a CD or a treasury bond.

I have began researching treasury bills and will open up a direct treasury account soon.At the moment 4-week T bills are at 4.53% returns… Your post has helped to allow me to educate myself on treasury bills, their different products, maturity rates, etc… Will likely be moving from a HYSA to T-Bills soon as I don’t need the capital anytime soon.

The rate was not stagnant until closing and a clause was added in the commitment letter to state the rate changes based on treasury rate.
