Once the house is vacant, you may find the walls need some touch-up or carpet wear & tear becomes more obvious, so it is better to sell while it is occupied.So just get some education on managing rent properties and you are good to go.  

Should I do a very light cosmetic touch up and put back on the market without incurring significant rehab cost?

We recently turned a house that didn't need a complete repaint - just some touch up, so it didn't get that fresh paint smell.

We flew out and visited these cabins several times during the project and there were many things we had to ask the contractor to fix, redo or touch up.

Was listed for 240k but it needed a bit of cleaning and touch ups for the messy rehab that was done.

If you get flat paint there will be more blemishes but you can do touch ups. 

I NEVER paint a area on a wall .If I have to do a touch up , I will paint that entire wall .

The one thing I like about the beige is that it does a really good job for touch up.
