If this thing takes up 4 foot by four foot PLUS the amount of space it is seperated  from the wall you should have room for a small PVC vented furnace of forced air with a few walls built around it alot like a closet. 

In my county a legal home must contain: a bathroom (incl. a sink, toilet, shower or tub), cooking facilities (incl. another sink), sleeping quarters and a closet.

Worst they can say is no... but almost everyone has extra stuff they'd love to get out of their closets.

We also added a large walk-in closet and downstairs bathroom in the lower level, giving the homeowners the option of using the lower level as a family room or as a huge master suite.

So I have a small closet that I am converting to a half bath, but one of the walls need to be pushed out about 2 feet to make it work.
