Hi BP community,I’m interested in purchasing a four or three family property in the Milwaukee area of Southeast Wisconsin.

Curious to know if someone has any advice on putting together a pro forma for development based on the scenario below.I have a fellow investor who owns 50+ acers of undeveloped land in the South East.

Any free time we have we prefer to go to the ocean but, for the next rental, we want to get away from the coast (hurricanes, flooding) and find another water location near or on a lake that's not on the coast.Has anyone had any success with non-coastal, lakefront properties in the Southeast?

I can't speak to Dallas, but I'd STRONGLY advise you to avoid Southeast Fort Worth (inside Loop 820) LIKE THE PLAGUE.

I've never bothered to learn USDA because I'm in Oakland CA, not Nebraska.
