It's a true vacation rental market and has been for decades (as are the other towns in the panhandle such as Destin, also a good spot to invest in STR's but more expensive), so the cities figured out how to tax/monetize the short term rentals decades ago. 

I'm thinking of ways to monetize the rental. 

If one didn't *strategically buy, *implement any solutions, odd's are there is little to nothing to monetize. 

You need monet to invest in Real Estate. 

At this point the fed will have two choices: 1) continue to inflate and monetize the debt and/or 2) Increase interest rates to entice investment.

It is legit to monetize that and make everyone happy.

We've got a whole bunch of stuff to throw away, but also a whole bunch of stuff like books, furniture, tools, artwork, etc, that I think is worth money and could be sold.for those of you that do trash outs, and I'm guessing most flippers do, has anyone ever gotten down to monetizing the trash out process?

That is fine if you plan for it, but if you ever need to monetize that illiquid asset you're toast because the same pool of buyers can buy less property with loan rates chasing interest rates north.Part of the discussion we are currently having is whether or not lenders would call the loans on wraparound mortgages if rates ratchet way north too.

If you are younger, and want to monetize your lease, but still retain potential future upside on the deal then I would steer you towards deal structure B. 

Your incoming leads are the raw material of your business - think about how can you monetize every lead.Now, is this all worth doing as a wholesaler in a smaller market?
