If it is not heavily marketed yet then usually you can lock it up fast before it goes out to the masses.What happens is usually a 1031 buyer is the best buyer because they are generally paying big taxes if they do not buy something unless another all cash buyer steps in at a similar price.If the property is very competitive that is when I would have my capital markets commercial mortgage person go through my financials and the aspects of the property with a fine tooth comb before even thinking of agreeing to no loan contingency.Now if you have a good attorney there can generally be put many other outs in the contract besides the loan you could use in due diligence to get EM back.My deals we generally put in a long due diligence period that doesn't start until ALL the listed items required from the seller have been received.If your professionals are not helping you with this stuff you really need to think of finding others who have those skills.No legal advice given.

 + As a final poker chip, I might offer them a small % of gains from sale on the property as you will inevitably sell the real estate LLC (without the operations) to an assisted living investor for much more than you would have as a single family.This setup will separate you from the decently high liability of operating an assisted living facility as you are not an owner of the operations company.

I knew I wanted to get into real estate investing at some point so when I graduated from Towson University in 2014 with a Finance degree I bought a half of duplex in Baltimore.At the time I bought my house I did not know about the 1-2% rule but my house luckily falls between that for when I go to rent it out next year.My goals are to start with my first investment property this year as a buy and hold in the Baltimore County and Baltimore City area along with Washington/Frederick county area as I will be moving back there later part of 2018.

Below is one specific property I analyzed but still need to do a walk through along with an inspection.Asking 40K with an appraised value of 52k100 occupied2 unites that rent for a total of 1100 per monthAfter using the rental property calculator on Bigger Pockets the cap rate was 10.5%, Cash on Cash return of 25.5% with 10% down Roughly a net of $125 per doorAccounted for 3,000 for repairs but will do a final walk through with my GC in the coming weekI may be relocating so have factored in $105 per month in property management if need beDoes anyone have experience within this market?
