As far as hardwood, I would use anything from Minwax (Home Depot carries it) Natural, to Golden Oak, to Early American, or mix some together to create what you want.

I would only suggest revising your target properties and you'll be golden in 10 years.

From what I can see working dt mpls here, if you can get past that you'll be golden.

I used it on this kitchen that had your standard golden oak cabinets (i can't find my before pics right now).

I just live by the golden rule to treat others the way I would want to be treated.  

First, I have travelled around the globe and have hosted a number of my friends and business partners here, who always wondered why such a beautiful country doesn’t have a landmark like a five-star hotel.

I need to wrap my brain around it before I consider OPM, and as I stated above, my globe trotting meandering has drained my savings.

I read one of @Jay Hinrichs posts the other day where he basically said something along the lines of people on BP value $200/mo cash flow more than massive appreciation and I am just pointing out that the op may be killing the golden goose by selling.

Before you know it you will have the reputation of being THE lead provider and you will be the golden buy.
