To give you idea the national average for Habitat for Humanity for building a home is $65 per sqft and they get all the labor donated for free.You can't build a house cheaper than Habitat, not possible.

I can store some of the things at another location and assume after 30 days to just trash or donate it all.I don’t care about trying to go after them for 10 days rent, or keep them on the lease.

Both of these were true, so I proceeded to hold the items in the property for a month (by law), then the next month I moved the property into a Storage Unit (I gave the tenant a key, the code, numbers, etc) and held it there for another month before I proceeded to donate everything to the Goodwill (In total, there was about 2 months worth of availability for the Tenant to collect their belongings) Currently, this Tenant is now saying that I illegally removed his belongings from the property and is looking to sue, and I'm curious if there's anyone that has had experience in this subject or had to work through going to court in a similar situation.

If you want to give them a donation for some new threads, that's up to you but I can tell you that I would gladly sell you my entire wardrobe for $800 so I'm not sure how they could have had that much $$ in one dryer load.
